The Bailey at Berkman is National CORE’s newest affordable housing community in Austin, Texas, establishing a major collaborative effort between the organization, the City of Austin, the Housing Authority of the City of Austin and the Texas Department of Housing and Community Affairs.
The community will provide calm and empowering spaces for all residents, which include meeting spaces, health and wellness areas and the preservation of heritage trees. Additionally, Bailey at Berkman will provide workforce housing to veterans, professionals in healthcare, hospitality and service workers as well as individuals entering the workforce.
This modern four-story community will deliver 104 studio apartment homes for individuals and small households earning 30%, 50% and 60% of the area median income (AMI). Twenty-six apartments are reserved as Permanent Supportive Housing from the local Continuum of Care and Veterans Affairs Supportive Housing (VASH) programs for people who have experienced homelessness or were at risk of becoming homeless.
Bailey at Berkman will be constructed to meet the Austin Energy Green Building (AEGB) standards as participation in the City of Austin’s Affordability Unlocked program and SMART Housing certification process, ensuring sustainable and energy-efficient design in compliance with local requirements. Each apartment home also includes Energy Star-rated appliances. Residents will enjoy a wide variety of amenities, including a clubhouse featuring a fitness center, business center with computer workstations, community lounge spaces, a kitchenette and resident services offices.

Anticipated Completion Date: Summer 2027
The application and eligibility process will commence approximately four months prior to the completion of construction. Applications will not be taken, and no names or other information will be collected for any waitlist or qualification process until the leasing process has commenced.
