Coast Villas will be a stunning affordable housing community in the heart of Oceanside, offering 56 apartment homes to seniors earning at or below 50% of the area median income (AMI). It will include 35 studio, 16 one-bedroom, 4 two-bedroom apartment homes and one manager’s apartment.
The community was designed with a focus on serving senior veterans, ages 55 or better, with 15 apartments set aside for veterans who are homeless or at risk of becoming homeless. Of those 15 apartments, 12 are reserved for individuals with serious mental illnesses.
Coast Villas will be designed to beautifully complement the surrounding neighborhood’s aesthetic while placing a strong emphasis on sustainability. The community will have drought tolerant landscaping, low-flow plumbing fixtures, rooftop solar panels and high-efficiency lighting, HVAC and appliances. Residents will also receive access to a 1,030-square-foot community center, a run room for physical fitness, a wellness center, laundry facilities and covered parking stalls.

Anticipated Completion Date: Fall 2027
The application and eligibility process will commence approximately four months prior to the completion of construction. Applications will not be taken, and no names or other information will be collected for any waitlist or qualification process until the leasing process has commenced.

Information about the Services Provider
			Hope through Housing concentrates on direct services, partnerships and other resources right in the neighborhoods that need them most. Their goal is to see all people thrive – whether that means helping children to do well in school, improving families’ financial situations, providing resident services to individuals with special needs or making it possible for seniors to age with dignity in their own homes.
The U.S. Department of Veterans Affairs will provide case management services for the 15 veteran residents, including referrals for medical, specialty and psychiatric care, to ensure they have the means to stay housed and stable.
