National CORE’s Santa Angelina community in Placentia will receive a prestigious Gold Nugget Award, recognizing the company’s leadership in shaping the future of affordable housing through innovative design, development and partnerships.
The 2025 Gold Nugget awards will be presented by the California Building Industry Association (CBIA) and Pacific Coast Builders Conference (PCBC) at the Westin Resort of Anaheim on June 11.
National CORE was selected from nearly 700 entries to receive the Best Affordable Housing Community award for Santa Angelina, which opened on the campus of the Episcopal Church of the Blessed Sacrament in 2024.
Santa Angelina provides 65 affordable apartment homes for seniors, ages 62 or better, who earn below 60% of the area median income. Twenty-one apartment homes serve unhoused seniors or seniors at risk of becoming unhoused.
Santa Angelina was praised for sustainability features, emphasis on resident services and groundbreaking collaboration with a faith-based organization.
The community’s all-electric development was designed with the latest in energy-efficient features, including extensive use of solar power, high-efficiency appliances, all-electric heat pumps and an energy-efficient building envelope.
Santa Angelina transformed an underutilized church property into vibrant, service-enriched affordable housing community for seniors, delivering health and stability in the heart of one of Orange County’s most affluent cities.
The landmark collaboration with the Episcopal Diocese of Los Angeles and the City of Placentia allowed National CORE to sidestep the high cost and scarcity of land for affordable housing developments in resource-rich areas.
This early and highly effective faith-based collaboration predates Senate Bill 4 – California’s landmark legislation to ease restrictions on faith-based land developments – but embodies its principles of creating housing on land owned by religious institutions.
