National CORE’s Nestor Senior Village, a 74-home senior affordable housing community in San Diego opened in fall 2023, was awarded a LEED for Homes Gold certification Aug. 5 by the U.S. Green Building Council.
LEED, which stands for Leadership in Energy and Environmental Design, is the world’s foremost green building rating system, used for both new building projects and renovations. The rating covers a range of metrics, from sustainable building materials to energy use.
Nestor is National CORE’s 20th LEED-certified community and the 13th to receive LEED Gold certification since 2008.
“This is an accomplishment our whole team takes pride in,” said Tim Kohut, National CORE’s director of sustainability. “The gold ranking testifies to our focus on creating amazing new communities that operate efficiently and with as small an impact on our environment as possible.”
National CORE is a six-time LEED for Homes Power Builder, demonstrating the company’s long-term commitment to sustainable development. The U.S. Green Building Council recognized Legacy Square, a property opened earlier in 2023, as one of three international 2025 Affordable Housing Projects of the Year.
The all-electric Nestor features extensive use of solar power, high-efficiency appliances, electric heat pumps and an energy-efficient building envelope. The building’s systems help it approach zero net energy.
In addition, National CORE endorses alternative mobility options, including bikes, Uber, Lyft, trolley and bus. Two Metropolitan Transit Service transit bus stations are located adjacent to the property along Coronado Avenue and Hollister Street and the Blue Line Trolley transit station on Palm Avenue is just a one-mile bus ride, bike and walking distance.
“National CORE has developed a highly effective model for sustainable, multifamily construction,” Kohut said. “The combination of these elements creates a healthier community that promotes an active lifestyle and shields residents from the harmful impacts of natural gas and other environmental pollutants.”
Nestor Senior Village is built on land owned by Nestor United Methodist Church and shares amenities with the faith-based organization. Residents – who have all experienced homelessness – receive services from the Hope through Housing Foundation, Father Joe’s Villages, CASA Familiar, San Diego PACE (Program of All-Inclusive Care for the Elderly) and San Ysidro Health Services.
