Oak View Ranch Family Apartments in Murrieta has earned national recognition as a 2026 Award of Merit winner from the National Association of Housing and Redevelopment Officials (NAHRO), honoring National CORE’s commitment to building exceptional affordable housing communities.
The NAHRO Community Innovation Awards recognize outstanding housing and community development projects from across the country. Oak View Ranch Family was distinguished for combining high-quality affordable homes, environmental stewardship and meaningful resident services that benefit both residents and the surrounding neighborhood.
The community is also under consideration for one of NAHRO’s prestigious Awards of Excellence, which will be announced during its National Conference and Exhibition, Oct. 15–17 in Denver.
Oak View Ranch Family reflects National CORE’s approach to creating communities that offer more than housing. Thoughtful design, welcoming amenities, youth programming and resident services provide families with a place to build stable, healthy lives.
Completed in August 2025, Oak View Ranch Family transformed a challenging, underutilized downtown site into 119 affordable homes for households earning between 30% and 60% of the area median income. The apartment homes will remain affordable for 65 years.
“Oak View Ranch Family Apartments represents what can be done when a community comes together,” said Alexa Washburn, chief development officer for National CORE. “Our partnership with the Boys & Girls Club of Southwest County and the City of Murrieta has yielded a flourishing community where residents can live in a peaceful environment, raise families and improve their lives.”
The development required National CORE to overcome significant site constraints, including aging infrastructure, a historic barn and a protected 100-year-old oak tree. The community was thoughtfully designed around the tree, while extensive underground infrastructure improvements increased capacity for future development in the surrounding area.
Oak View Ranch Family is the first phase of a 200-home multigenerational community. An 81-home senior community is expected to open this fall and will include 40 Supportive Housing homes for seniors.
The all-electric community earned LEED Gold certification for its sustainable design. National CORE now holds 33 LEED certifications: 10 Platinum, 22 Gold and one Silver.
Oak View Ranch Family marks National CORE’s 17th NAHRO recognition since 2008, reflecting a longstanding record of building communities recognized nationally for their quality, innovation and lasting impact.
