Affordable Housing Community in Rancho Cucamonga Gets a Makeover
RANCHO CUCAMONGA, Calif. – Woodhaven Manor Apartments on the corner of Haven and Lemon Avenues has long been known as an area of high-crime and blight. However, on Thursday, January 17 city officials and nonprofit developer National CORE (National CORE) will celebrate the grand opening of the newly renovated affordable-housing development renamed Sunset Heights apartments. The public and media are invited to attend the festivities beginning at 9:30 a.m. with a breakfast mixer and tours. The official ribbon cutting ceremony will begin at 10:30 a.m. Scheduled to speak are Rancho Cucamonga Mayor Donald Kurth and National CORE President Rebecca Clark. The property is located at 6230 Haven Avenue in Rancho Cucamonga.
National CORE purchased the troubled property in December 2005. It began a comprehensive physical renovation that included adding a 3,215 square foot community room. National CORE collaborated with its family services foundation Hope Through Housing and with the national nonprofit Campfire USA in order to offer resident children free, age-specific, after-school programs such as homework assistance, computer lab, and healthy social skills development.
Sunset Heights apartments offer reduced rents for eligible households. Rents range from approximately $466 to $923 for the spacious two and three-bedroom units and are further adjusted by HUD Section 8 Rental Subsidies. Among other requirements, eligible households must earn 60%, 45%, or 35% of the area median income (currently $59,200 for a family of four in San Bernardino County) in order to qualify for the affordable rents.
“The transformation at Sunset Heights has been amazing,” said National CORE President Rebecca Clark. “Our management team has worked hand in hand with the city, residents, and the sheriff’s department to make a profound difference in the quality of life for our residents.”
The developer and city credit the drop in crime and calls for service in the area to the quality on-site management and cooperation with local authorities. National CORE has built a name for itself based on purchasing troubled properties and transforming them by a strategy of investing in physical renovations, implementing on-site property management, and providing ongoing family services.
National CORE has a long history of development in the City of Rancho Cucamonga . It owns and manages five other affordable housing developments in the city and its corporate headquarters is located south of Sunset Heights on Haven Avenue . The other developments include Monterey Village (224 unit family property); Sycamore Springs (240 unit family property); Mountainside Apartments (384 unit family property); Rancho Verde Village (248 unit family property); and Heritage Pointe (49 unit senior property).
National CORE is the new name for the combined group of companies that includes National Housing Development Corporation, Southern California Housing Development Corporation, and Hope Through Housing; all entities are 501c3 nonprofit organizations. National CORE accomplishes neighborhood revitalization and enhancement by developing and managing quality, service-oriented affordable housing. Through its social services arm, Hope Through Housing (HOPE), it delivers quality family and senior services on-site where residents live.
